When the traffic slow’s down because the glare is too bright, sunglass sales start to top any other city’s (check #23), the Blue Angels start to practice routines louder and lower over lakefront neighborhoods, West Seattle’s Alki Beach crowds could fool you into thinking you’ve landed on Muscle Beach, the stream of tourists posing under Pike Place’s Starbucks are wearing cruise lanyards, people that have craved the heat for the last 9 months start to complain about it, you’re hard pressed to find a patch of grass at Madison Park beach, Duck Dodge seems to take up all of Lake Union, Westward & Little Gull runs out of Rosé on the deck and white legs and manicured toes sprout like spring flowers…we know the sun has landed in Seattle for a little while.
Summer chimed in earlier than usual this year (normally we don’t rely on Seattle to offer us much more than a teaser day or two before July 15th) but this year it is in full swing and laying the heat on thick. A ten day forecast of temperatures reaching a near 90 degrees means we’ll all be seeking a little evening breeze. We fished through our listings for some of our best outdoor retreats to give you a taste of what summer nights in some Bennion & Deville homes might play out like.

This architectural book was published in 1974 so our assumption is that this photo must be at least 40 years old. It’s clear that this residence looks much the same as it did all those years ago, improved only by the addition of a spa with a mosaic glass wall tucked just under the round arch beneath the expanded stone terrace. It’s always wonderful to see an architecturally significant and historic home like this so beautifully preserved with updates that show ingenuity and thought.
Built in 1907, this inviting home sits on one of Washington Park’s most highly sought elm-lined streets. Extensive remodeling has given the 5,860-sq-ft house updated systems and amenities while preserving its original character and charm. The 7,200-sq-ft property also offers beautifully landscaped grounds with English gardens, brick walkways and bluestone terraces. Exterior features include clapboard and shingle walls, wide overhanging eaves and front porch supported by brick columns. A spacious entry hall introduces main floor interiors with high ceilings, intricate millwork and original oak floors. The living room has a big bay window and fireplace with a massive brick surround; the adjoining dining room offers a butler’s pantry with built-in storage. A spacious study off the entry has shelf-lined walls and a full bath that serves the main level. A terrific kitchen features granite counters, hardwood floors and stainless steel appliances; an adjoining informal living/dining area has a gas stove, built-in cabinetry and access to a lovely backyard. There are 4 bedrooms and 1¾ refurbished baths on the second level, including a master suite with a fireplace. The lower level provides a big rec room with a mudroom and outdoor access, updated three-quarter bath, bonus room, utility room and abundant storage options. A detached 2-car garage is accessed from the alley.
This exceptional estate property offers an architecturally significant home, nearly three acres of exquisitely landscaped grounds and sweeping views of Puget Sound and the Olympic Mountains. It is privately situated in The Highlands, one of Seattle’s premier gated communities, prized for its distinguished residences, pristine woodland surroundings and accessibility to the city center.
A large courtyard with a fountain in the center, bordered by trained ivy covered walls and ringed by towering evergreen trees provides a spacious and dramatic parking area in front of a stately 8,790-sq-ft home. Built in 1937, the house was designed by H.T. Lindeberg, one of this country’s most prominent residential architects during the first half of the twentieth century. Lindeberg is remembered for the large country estates and suburban villas he designed for some of the leading professional and cultural leaders of his era, most located on the East Coast and in the Mid West. This house, a fine example of the celebrated architect’s elegant, refined style, has the added advantage of a glorious water and snow-capped mountain backdrop unique to the Pacific Northwest.
A brightly painted paneled door opens to a foyer with an arched ceiling, curved walls and a graceful hanging staircase with a bronze and iron railing. Floors here and in adjoining formal rooms are original, herringbone-laid hardwood. Double doors open to a grand scale living room with a wood-burning fireplace that retains its original surround. Three sets of French doors with transom windows open to a terrace and frame breathtaking water and mountain views. A side door provides access to a covered porch.
Beyond the living room is a classic paneled library with richly stained and polished walls of gum woodand a marble-trimmed fireplace. Doors in two corners of the room conceal a wet bar with a sink and mini-refrigerator. French doors provide access to the entry area, side lawn and west-facing terrace. Floors are original wide plank oak.
An elegant powder room with marble tile floors and a sink set in an antique chest is positioned on the opposite side of the entry foyer. A formal dining room, also grand in scale, has a wood-burning fireplace with a French limestone surround and round bay window that captures western vistas and evening light. This room currently functions as a bright, inviting, main level family room just off the kitchen.
The kitchen, transformed in the remodel, features traditional raised panel cabinetry, sumptuous marble counters and glazed tile backsplash. Floors are wide plank, reclaimed wood. A large center island affords counter seating and holds a prep sink and wine cooler. Top-of-the-line appliances include a Sub-Zero side-by-side refrigerator/freezer, two Miele dishwashers and a Wolf 4-burner gas range with a French cooktop, double ovens and custom hood. Other assets include a walk-in pantry and French doors leading to the terrace. Just off the kitchen are a limestone-appointed powder room, utility closet, access to a storage area for garbage and recycling receptacles and a big mudroom. The mudroom, modeled on that of a Scottish country house, is endowed with a sink, a long potting bench, radiant-heated floors, storage cubbies and antler coat hooks, has access to the outdoors and to an attached two-car garage.
Two sets of stairs lead to the second floor – one in the main foyer, the other just off the kitchen. There are four ample-size bedrooms, all with water and mountain views, and four full baths on this level. The master suite, privately situated at the south end of a long hall, has a barrel-vaulted ceiling, fireplace, balcony and walk-in closet. The refurbished master bath offers radiant-heated marble tile floors, two pedestal sinks, a glass-wall shower and freestanding tub. Two of the other bedrooms have fireplaces, walk in closets and their own full tile baths; another is served by a dressing room and bath across the hall. A large room over the garage with pine-paneled walls, now used as an office and exercise space, and a smaller office overlooking the entry complete the second level.
The third floor provides perfect nanny or guest quarters. It has a large sitting area with western vistas, kitchenette, bedroom, full bath and several storage closets.
The lower level of the house offers more living space, including a large paneled rec room with built-in cabinetry. Also located on the lower level are a half bath, several storage rooms, a utility room with Samsung front-loading laundry facilities and a room for mechanical equipment including a gas furnace. The remodel included all new systems, including in-ceiling speakers for the living room, dining room, kitchen and terrace.
Olmsted-inspired grounds feature manicured lawns and mature plantings that blend seamlessly into their natural woodland setting. The gravel terrace off the main level of the house overlooks a long lap pool set in a terrace on the lower level and an expansive gently sloping lawn. Several pathways meander through the grounds. One bordered by hydrangeas leads to a lower level lawn with a grape arbor, raised beds and a fruit orchard. Also located here is a big play structure for young residents. Out buildings include a greenhouse and potting shed next to the house. The attached two-car garage is accessed from Cherry Loop.
